The property is rented as a three bedroom villa during the high and mid seasons, but from November 1st to March 1st it can also be rented as either a two bedroom or three bedroom villa.

Bookings can be made by phone or email, will be confirmed by email, and will be secured by a 25% non-refundable deposit payable in euros within 5 days of acceptance of booking. Full payment is required 8 weeks prior to arrival. Bank details will be provided. A cash damages deposit of £500 (or euro/dollar equivalent) is payable on arrival and will be refunded on departure if there is no substantive damage.

Rental rates include weekly linen change and weekly house clean, all utilities (except phone), central heating and (in winter) an initial supply of logs for the log fire. A welcome pack (milk, bread, butter, wine, tea, coffee, eggs, etc.) is supplied on arrival, sufficient to cater until you can get to the shops. Please let us know if you have any special dietary requests for the welcome pack and we will do our best to accommodate you (eg, vegetarian, no alcohol, no gluten, no lactose),

If you supply us with a shopping list before you arrive (please allow five shopping days – supermarkets are not open in Spain on Sunday), our housekeeper can buy your (reasonable!) shopping requests at cost plus 40 euros for her time and petrol . Anything that we would have provided in the welcome pack will not be charged. Pool cleaning and gardening is also included - pool maintenance is done twice weekly in summer and the gardener comes weekly in summer and at key planting seasons.

Additional maid service/laundry/ironing can be organised. The charge for this is 14 euros per hour payable directly to the housekeeper.

Please note changeover day is Saturday. A different changeover day can sometimes be accommodated in the low season or for long lets (three weeks or more).

Payment

To secure your booking, we ask for a 25% deposit to be paid into our nominated bank account within five banking days. This secures your reservation and the house will not be rented to anyone else. This deposit is non-refundable.

The balance (75%) is payable 8 weeks, before your holiday starts. If we do not receive this final payment on or before the due date (having made reasonable efforts to contact you) we reserve the right to let the house out to other parties and you forfeit your deposit and your holiday.

Cancellation policy

Once you have paid your 25% deposit, if you need to cancel any time up to 55 days (Friday, mid-day, GMT if your holiday starts on Saturday) before your holiday starts, you will forfeit your deposit unless you are able to make and immediately (within five banking days) pay for an equivalent booking at a later date.

Cancellation:

If you need to cancel your holiday after your total rental has been paid (ie less than 56 days before your holiday starts) we will do our utmost to rent the villa out to other parties. If we are successful in renting the villa, we will refund you the difference between the rental we receive from any third parties (less any additional marketing costs) and what you have paid. If we cannot rent the villa at all the following charges apply:

1. You cancel more than 56 days before holiday commences: 25% deposit is forfeit.

2. If you do not pay the final balance 56 days before your holiday is due to start we reserve the right to re-let the villa and you forfeit your 25% deposit. We will contact you the week before your final balance is due to remind you about your final payment.

3. You cancel between 56 days and 28 days (mid-day on the 28th day) before your holiday commences: assuming that the rental has now been paid in full to us – you forfeit the deposit plus 50% of what you have paid (so, total 75% of the rental cost).

4. You cancel 28 days or less before your holiday starts – no refund at all as it is highly unlikely that we can rent the house out to anyone else.

We strongly recommend that you get holiday insurance so that you are covered for all eventualities. We will make all reasonable efforts to rent the house out if you have to cancel (and therefore reimburse you) or to book you in at a later date (assuming you already have paid the full holiday cost).
